Do you have furnished apartments?
Some of our communities have furnished units available. If you are interested in a community that doesn’t provide furnished units, we have relationships with several local furniture stores that can help you meet your furniture needs at an affordable rate.
What is a reservation fee?
The reservation fee is paid at the time you pay the security deposit to reserve your apartment. It covers the normal expenses of a carpet steam clean, touch-up paint and cleaning of the unit.
What is all-inclusive living?
When a property is considered to be all-inclusive this means that your monthly rent includes high-speed internet, refuse pick-up, furniture and cable so you only have one monthly payment for all your utilities per person.
How can I pay for my rent when I am out of town?
The easiest way is to pay online at RentPayment.com or drop off a check to your property’s office before leaving.
When is rent due and what are my options for payment?
Rent is due on the first of each month. You can pay by check (make sure you address the check to your specific property) or you can pay online at RentPayment.com. If you do not pay your rent by the third of each month, your rent is considered late and an additional charge will be applied.
My lease is almost up, I actually found a property on aptsInTally that I would like to move to. Is it possible to transfer?
At the end of your original lease, you do have the option to move to another property on AptsInTally.com. Please see your current property office for more details.
I am new to the Tallahassee Area, how can I go about finding a roommate?
The best way to find a roommate is through classes, Facebook, and MySpace. We would also suggest filling out a roommate match form after you sign a lease at one of our Roommate Match Properties which include: Seminole Grand, Venetian Villas and Villa Del Lago.
What will I be required to pay upon move-in?
This will vary per property. Most properties charge an application fee, reservation fee, and security deposit. Please check with your specific property before signing about additional fees.
What exactly is renter’s insurance? Is this something I am required to have? Should I get it?
Renter’s insurance can protect your belongings in a case of disaster, such as a fire, etc. This is not something you are required to have and it is strictly up to the resident if they would like to pay for this insurance and assure the safety of their belongings.
What if I needed to request maintenance to come fix something in my apartment, how do I do that?
The easiest way is to go online to your specific property website. Once you are at your property’s homepage click resident services. Fill out the maintenance request form with as much detail as possible. If you have not heard anything from your property’s office I would follow-up with the request. Another option is to walk-in or call the leasing office during business hours and inform management of your request. In any case of emergency please call your properties office.
What type of parking is available?
Some properties offer assigned and reserved parking. All other parking is by decals. Please do not let your visitors’ park in reserved or assigned spots. Please check with your property office for proper visitor parking before letting your guests’ park. This will ensure that your guests won’t get towed.
How long are lease agreements?
Lease agreements are usually 12-months long. Short-term leases will vary by property and usually charge a premium for this request.
What is a guarantor? How do you know if you need one?
A guarantor is similar to a co-signer, which means that if you are unable to meet the monthly payment of your lease your guarantor is responsible for payment. Each property requires their residents to make a minimum amount of income in order to live within the complex. If a person cannot meet that minimum then in order to rent an apartment from that community you will need a guarantor. Each property leasing office will let you know if you will need a guarantor.
What can I do to sublease my apartment for the summer while I am gone?
Management does not have any control of your sublease. When you sublease you are taking full responsibility of the person that lives in your unit. Craigslist, Facebook, MySpace, and The Democrat, are all good resources to find a sublease if you are planning to leave for the summer.
What is a resident referral? How can I participate in the program?
If you enjoy where you are living and refer a friend you may get cash back. Each property will vary. The property will pay you for referring our communities to your friends. Please make sure your friend and our future resident puts your name on their guest card to ensure your cash back.
How can I make an appointment for a property visit?
Simply call or email the community in which you are interested. Making an appointment is a smart idea because this will allow you time to prepare your questions before taking a tour so you can get everything answered in one visit.
I am currently living abroad but would like to reserve my space at a particular apartment complex on apts4gators, how can I reserve my space out of town?
Contact the property in which you are interested in to send you additional information or answer the questions you may have before signing a lease. If you are ready to sign a lease, ask if the property can email or fax you the lease and application.

Can management come into my apartment without asking?
Management will give notice when they have to enter your unit or if you give permission through your maintenance request. For special incidences management does reserve the right to enter your apartment in an emergency situation.
What are some energy saving tips?
There are many ways to cut back on utility costs as well as save the environment. Remember to turn items off (TV, Computer, etc.) when they are not in use. Turn up the thermostat on cool days when you are not at home or at class. Please contact the leasing office at your property if you are interested in recycling. Many of our properties offer recycling for their residents in the appropriate locations on site.
I currently live by myself but would like to add a roommate? How can I go about adding a roommate?
Please see your property’s leasing office to get more information on this. Each property is different. The future roommate will have to fill out the necessary paperwork in order to be added to the lease.
What paperwork do I need in order to sign a lease? How can I get it?
Visit the office at the property you would like to move to or call them on the phone if you are out of town. The property will ask you to first fill out an application and pay the application fee (varies per property). Once the application is submitted (may take a day or two to process), the property will run a credit and background check on you. If approved, you will then proceed on to the lease for your new home. A team member can help you fill out the lease and explain the different sections if you have any questions.
What kind of background check do you do? How long does it take to get approval in order to rent?
The background check lets the property know if you will need a co-signor or guarantor in order to sign the lease. It searches for past credit history as well as criminal charges. The background check typically will take 24 hours to receive approval.
How early should I start looking for a place to live if I don’t start school until the fall?
To ensure your apartment in the community of your choice look early so you can guarantee your spot. It’s unpredictable how fast certain communities fill. So the earlier the better.
I took a tour of an apartment that I found on aptsintally.com, how can I send my parent’s information on this community when they live out of state?
Simply have them contact the property in which you are interested living in or go to the Contact Us section and fill out a form to receive an apartment guide in the mail. If they would like more information or have questions about a specific property please call the property directly.
